BlackChamber Group Expands Data Center Footprint in Virginia
BlackChamber Group, a private equity firm based in Washington, D.C., is making significant moves in the data center construction sector. After recently obtaining $1.2 billion in financing for new data center developments in 2024, the firm has invested approximately $200 million in land acquisition in Northern Virginia.
Strategic Land Purchase
The firm purchased a 65-acre industrial campus for $190 million from affiliates of Pruitt Corporation, located near Manassas Regional Airport, roughly 40 miles southwest of Washington, D.C. This acquisition aligns with the firm’s commitment to expanding its data center capabilities in a region that is rapidly becoming a hub for digital infrastructure.
Property Details
The site, situated at 10230-10251 Harry J. Parrish Boulevard, includes five existing industrial buildings, aggregating about 500,000 square feet. It is marketed as a site that permits by-right data center development, with the potential for up to 2 million square feet of new construction.
JLL, the real estate firm that facilitated the sale, noted that the financing secured by BlackChamber was not used for this land purchase, indicating a strategic financial maneuver on their part. JLL representatives Drake Greer and Jamie Leachman acted as advisors in the transaction.
Future Developments
Founded in 2018, BlackChamber Group has focused its efforts on data center development and is poised to add four new hyperscale data centers in Northern Virginia. These facilities are expected to support over 740 megawatts of power once operational.
Regional Context
The acquisition contributes to a growing cluster of data centers in the region. Notably, Amazon has also made significant investments in Manassas, acquiring 91 acres for $218 million, emphasizing the increasing demand for data storage solutions in Northern Virginia.
