Park Tower Group Expands Greenpoint Landing Development with New Residential Units

Park Tower Group is poised to enhance its substantial 11-building residential project at Greenpoint Landing in Brooklyn. The firm has recently submitted plans for the addition of three new buildings that will provide 1,025 additional residential units.

Project Details

Located along a 22-acre stretch of the East River waterfront, the Greenpoint Landing project aims to increase housing availability in a rapidly developing area. As per the recent filings with New York City’s Department of Buildings, the new constructions will consist of:

  • A 40-story structure at 21 Freeman Street, encompassing 399,685 square feet and featuring 503 residential units.
  • A 30-story building at 37 Freeman Street, covering 221,808 square feet and consisting of 298 units.
  • A nine-story development at 209 West Street, with a footprint of 172,129 square feet and 224 residential units.

Key Personnel

Anne Carson Blair, the Chief Operating Officer of Park Tower Group and associated with Greenpoint Riverview Associates, is named as the owner in all three recent applications. The architectural firm Handel Architects, led by Gary Handel, is responsible for the designs of these new buildings.

Community Impact

The expansion is part of a larger initiative that encompasses a complete master plan of 11 buildings and 5,500 units at Greenpoint Landing, which has been under development since the first phase was completed in 2005. Notably, the most recent addition, a 41-story tower developed in collaboration with the Rockefeller Group, opened its doors last year.

This ambitious project incorporates a significant commitment to affordability, aiming to offer 1,400 affordable housing units and 5 acres of public open space, as reported by the New York City Department of Housing Preservation and Development (HPD). In April, the HPD announced the opening of 374 affordable units at 35 Commercial Street, including 57 units designated for formerly homeless individuals.

While the specific completion timeline for the new buildings remains unspecified, the continued growth of Greenpoint Landing is expected to bolster the housing market in Brooklyn and contribute to the neighborhood’s revitalization.
