Kroenke Unveils Ambitious Warner Center Development Plans for the Rams
Stan Kroenke, the owner of the Los Angeles Rams, has revealed plans for a significant mixed-use development in Woodland Hills, located approximately 30 miles north of SoFi Stadium. This new project, called Rams Village at Warner Center, is designed to serve as the Rams’ permanent headquarters, moving away from their current temporary facilities.
Project Overview
Set across 52 acres, Rams Village is poised to transform the Woodland Hills area into a vibrant community space featuring:
- A 350,000-square-foot headquarters and training facility
- A 150,000-square-foot indoor practice field with seating for 2,500 spectators
- 5.5 acres dedicated to public park space
- Two indoor entertainment venues
- 3 million square feet of residential buildings, including high-rise and mid-rise options
- Nearly 2 million square feet of office, retail, and hotel spaces
The overall investment in this project is projected to exceed $10 billion over the next decade, with Kroenke aiming to submit the plans for city approval shortly. Construction is expected to begin by 2027.
Strategic Development of Warner Center
Kroenke’s vision for this development is to establish Rams Village as a gathering hub for the local community. In his statement, he emphasized the importance of designing the site to include “publicly accessible open spaces” and diverse entertainment, retail, and residential offerings.
Since the opening of SoFi Stadium in late 2020, Kroenke has strategically acquired approximately 100 acres in the Warner Center area. This includes the purchase of The Promenade, a previously vacant 34-acre shopping center, and other key properties such as the Landmark building and the Topanga Village mall, all acquired between 2021 and 2022 for an estimated $650 million.
Development Segmentation
The 100 acres owned by Kroenke are divided into three main parcels:
- The eastern parcel will accommodate the Rams’ current and future facilities.
- Topanga Village will be retained as it currently exists.
- The western parcel, largely featuring the now-defunct Promenade, will undergo full redevelopment into a mixed-use district.
Broader Impact and Future Aspirations
The Los Angeles Rams returned to Los Angeles in 2016 after a lengthy period in St. Louis, and under Kroenke’s leadership, there has been a consistent push for grand-scale development projects. The city envisions the Warner Center becoming the “downtown of the San Fernando Valley” by 2035, aligned with Kroenke’s timeline for completing the Rams facility and associated developments.
In addition to Rams Village, Kroenke is also overseeing Hollywood Park, a large mixed-use development supporting SoFi Stadium complemented by luxury retail, residential, and office spaces. This initiative bolsters the local economy while preparing the venue to host significant events such as the 2028 Summer Olympics.
Kroenke Sports & Entertainment is further expanding its footprint with plans for a district near Ball Arena in Denver, which recently received approval from the Denver City Council and will encompass between 10 to 12 million square feet.
